Notice of Intent to Lease Space Using Other Than Full and Open Competition. The U.S. Army Corps of Engineers (USACE), intends to award a lease under the authority of Title 10 U.S.C. ยง 2661, using other than full and open competition according to FAR Section 6.302-1. This regulation authorizes use of the sole source lease awards where it is determined that award to any other location would result in substantial duplication of costs to the Government that are not expected to be recovered through competition
THIS ADVERTISEMENT IS NOT A REQUEST FOR LEASE PROPOSALS - However, any party who believes it can provide a facility that would satisfy the requirements below is invited to submit a written statement of capability to do so, with evidence to support its claim. Responses received will be considered solely for the purpose of determining whether to conduct a competitive procurement. The Government will not be responsible for any costs incurred by responding to this advertisement. This advertisement does not obligate the Government to award any lease contract.
USACE currently occupies office space for the Calumet Indiana Resident Field Office located at 908 N Griffith Blvd, Griffith, IN 46319. GSA has sent termination notice to the owner effective 31 May 2026, requiring USACE to use their leasing authority to meet mission requirements that must remain operational in this area.
Term: 20 years, with 1 year firm.
No Tenant Improvements are required to the existing space.
Space Availability: The space must be fully available for occupancy by May 1, 2026.
Rentable Square Feet: Approximately 3,170 RSF of general office space, and parking for 6 government vehicles. The offered space must contain the following:
Requirements: ~450sf or larger conference room, restrooms, 6 offices, a server room, and a kitchenette. The cost of moving locations, building alterations, and other factors will be considered when determining whether to relocate.
Space must be within the following delineated area: North of W US Highway 30, South of I-80, East of US Hwy 41, and West of Indiana State Road 53.
All responsive sources may submit a capability statement, floorplan, and proposal, which shall be considered by the agency. Any concerns with this intent to Sole Source may be submitted for consideration by the Government to:
