To address increasing enrollment and the need to expand existing housing stock, UNC-Chapel Hill seeks to redevelop the site of Parker and Teague Residence Halls on the main campus. The current buildings house upperclass students in semi-suites containing four bedrooms sharing a bathroom with no common space within the suite. It is not predetermined if the redevelopment will result in a single, new residence hall or two separate buildings. The new residence hall(s) will accommodate approximately 550 to 600 upperclass residents in single and double rooms (likely in a similar semi-suite configuration as the current buildings) and should include both interior and exterior amenities. A dining facility space is not anticipated to be part of this project, however there may be opportunities for smaller scale shell space for an outside vendor, such as a café. The University is currently engaged in the planning and design of several capital projects in close proximity to this site, so the team selected for this project will need to coordinate with the work of those other projects.
UNC is seeking qualifications submissions for the disciplines as shown below. Each submission should include qualifications for no more than a single bullet point on this list. Submissions should indicate if you are submitting as the Lead Design firm. UNC will select the Lead Design firm first. Once the selection is approved by the Board of Trustees, UNC will provide the submissions for other disciplines to the Lead Design firm in order to assemble a design team. UNC intends to review these submissions with the Lead Design firm but will not contract separately for design services; rather, a single, comprehensive design contract will be executed to include all disciplines required to deliver the project.
The project has received Advance Planning spending authority. The intent is to engage the selected design team for full design services upon successful completion of the Advance Planning Phase and receipt of additional funding authority. The project schedule is to have the building online and occupiable by June 30th, 2030.
There will be a pre-proposal meeting on Aug. 13, 2025, at 4 p.m. located on Zoom where interested designers will be able to discuss the programmatic issues & opportunities with the University’s Facility Project Manager and user groups.
