Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a Job Order Contract from prequalified bidders are invited for the following work:
The University is seeking to hire a contractor to perform general construction work consisting of single-trade and/or multi-trade exterior repair and renovation projects that will be delivered via Job Order Contracting (JOC) and occurring at UCLA On-Campus Housing and both UCLA Off-Campus University Apartments facilities as well as Lake Arrowhead Lodge and On-Campus Housing facilities. A list of University buildings applicable to this work is contained in the bidding documents. The scope shall be restricted to exterior building renovations. This may include work related to structurally or materially compromised balconies under SB721, structural repairs connected or are a continuation of exterior-related issues (e.g. cantilevered beams, etc.), interior put back directly related to structural repairs (such incidental work includes framing, drywall, paint, subfloor, flooring, wall base, etc.), repair or replacement of exterior windows, facade trim, exterior sealants, stucco, fog coating and exterior painting. A list of UCLA Housing properties applicable to this work will be contained in the bidding documents. WORK EXCLUSIONS: • Housing Maintenance General Maintenance JOC “A” License work including but not limited to new Installations, repairs, corrective work to hardscape and paving, Astroturf, site utilities, existing vehicle gates and fencing which includes: chain link fencing, mesh, decorative metal security fences, posts, footing, both pedestrian and vehicle gates and accessories. Other accessories include ADA truncated domes, signage, incidental landscaping, gate and fence closing mechanisms, screening materials (fabric & perforated metal), locking, latching and drop rod systems on gates, metal posts, tension band, stretcher bars, truss rods, electric car exit devices, provisions for master keying and barbed wiring. • Housing Maintenance General Construction JOC Interior “B” license work including but not limited to interior restoration, tenant improvement or remodel and exterior work only. The interior work includes repair or replacement of demising walls (light gauge and/or wood framing), drywall patch/paint, repair or replacement of flooring repair/replace as a part of the remodeled or restoration area, , repair/replace kitchen and bathroom wall tile, cabinets, countertops and backsplash, mirrors, and minor incidental electrical and plumbing. • No handling of contaminated materials • All other construction work required by the University The value of each Job Order performed will be between $5,000 and $150,000. The Job Order Contract will have a Maximum Contract Value of $1,000,000.00 for the 1-year Base Term, and $1,000,000.00 during each 1-year Option Term, if exercised by University.
