Description

Statement of Work





Industrial use building that can be used for housing case good furniture and raw material for the Ashland, KY UNICOR factory. The building must be within 30 miles of the Federal Correctional Institution located a 1 Federal Way, Ashland KY 41105.



The provider must include trash, electrical and gas (if required) service. The space must be secured and weatherproof to meet the minimum requirements below.





Minimum Requirements




  1. A minimum of 33K – 37K Sq. ft. if at least a 12’ clear high ceiling. This includes both inside and outside square footage with inside square footage estimated at 25K and 8k to 12k of outside square footage.

    1. Square footage to be increased the lower the ceiling is due to the loss of vertical space.



  2. A desired minimum of three dock doors with weather protection and floating dock plates

  3. It is preferred if the space has a drive door for a semi (12’ wide x 16’ high would be preferred) so that a semi can drive all the way through if needed.

  4. Minimum of a 400amp 3 phase service for the potential need for charging electric forklifts and potential light warehouse tools

  5. Fire Suppression would be required to meet state standards

  6. Bathroom as minimum required to meet state standards

  7. Lighting to be LED high bay an provide at warehouse level lighting throughout the space

    1. Minimum heating / cooling to protect fire suppression and bathroom water systems.

    2. Minimum of 1 room ( at least 80 square feet) usable as an office with appropriate lighting and drop ceiling

    3. Minimum of 1 designated storage location for propane cylinders

    4. Blacktop parking for minimum required vehicles to meet the state standards
