Sources Sought

The U.S. Government currently occupies office and related space in a building under a lease in Ocala, Florida, that will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 4,065 contiguous Net Usable Square Feet (NUSF) of Medical Office and related space in Ocala, Florida for use as a Clinical Veteran Center. The space shall have a minimum of 20 parking spaces available with 5 designated handicap parking spaces. Parking area must comply with ADA requirements for designated handicap spaced and ramps. A lease up to 20 Years will be considered with 5 firm term years.

Existing buildings ONLY will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than April 1, 2024.Â

Space within or fronting on the following boundaries will be considered:Â

North: 34th Ave. (circles around).
South: SW 42nd St.
East: 34th Ave.
West: SW College Rd. (St. Rt. 200).

A market survey of offered properties will be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Tereshia Burford by e-mail only no later than 3:00 PM on December 15, 2022, at the following: Â

VA staff may conduct a market survey of properties offered for lease. Expressions of interest must contain the following information:Â
Â
Building name and/or address and location of the available space within the buildingÂ
Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.Â
Date of space availabilityÂ
Building ownership information and authorization from owner to offer the property if applicableÂ
Energy efficiency and renewable energy features existing within the proposed buildingÂ
List of services provided (Utilities, janitorial, pest control, security monitoring, etc.).Â
Â
The Government will consider alternative space if economically advantageous.Â
The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.  Â
