This addendum forms a part of the contract documents and modifies the original

drawings & specifications dated December 16, 2022.

I. SPECIFICATIONS

ITEM NO. 1:

The attached Geotechnical Report, “2023-05-08 JFW Geotechnical Report.pdf

from Southern Geotechnical Consultants, 23 pages, dated May 19, 2022 is hereby

made part of the Contract Documents. Contractors shall review the report, and

adhere to the recommendations therein.

ITEM NO. 2:

The attached “2023-05-05 Bid Form Allowances.pdf is hereby added to the

Specifications. Contractors shall utilize this document as part of their Bid

submission.

ITEM NO. 3:

Add the specification section 23 61 10 “ADDENDUM Heat Pumps” to the project

manual. This specification is included as an attachment to this addendum.

II. CIVIL DRAWINGS

ITEM NO. 1:

Drawing C3.00 is modified to:

Add 6” perforated underdrain to the infiltration trench.

Reference the attached Drawing 2023-05-08 C3.00 – Grading and Drainage

Plan.pdf.

Add Hall County Required Notes.

Add City of Gainesville Notes.

Add Sewer Flow Estimates for City Permitting.

ITEM NO. 3:

Drawing C4.10 is modified to:

Add Detail 1 – Earthen Dike Detail

Revise Existing Water Line Label to 10”.

Reference the attached Drawing 2023-05-08 C4.10 – Utility Profiles.pdf.

ITEM NO. 4:

Drawing C7.20 is modified to:

Add 6” perforated underdrain to the infiltration trench.

Reference the attached Drawing 2023-05-08 C7.20 – Construction Details.pdf.

III. CIVIL CLARIFICATIONS

ITEM NO. 1:

Q: Will a DOT Permit be required for the road bore?

A: A separate pre-construction meeting and Hall County DOT approval is

required. Reference notes on Sheet C4.00 issued under this Addendum.

ITEM NO. 2:

Q: Can we reuse any of the existing fence around the detention pond?

A: No. Upon selection of the successful bidder, the Owner may elect to negotiate

or re-use portions of the fence prior to construction, but for bidding purposes,

assume all new fencing is required.

ITEM NO. 3:

Q: Should there be any grassing around the new building?

A: Yes. Permanent grassing is required on all disturbed areas not otherwise

stabilized by providing paving, structures, mulch and / or landscape planting.

ITEM NO. 4:

Provide separate line-item pricing for all anticipated equipment, materials and

labor associated with the proposed construction of the fire line from the proposed

tap in the right of way to within 5’ of the standpipe in the Proposed building

mechanical room. This includes but is not limited to ductile iron fire line piping,

taps, bends, blocking, fire department connection, post indicator valve, double

detector backflow preventer, vaults, valves, bore and casing under Memorial

Park Drive, tap, shoring, traffic control, labor, required testing, and other

necessary appurtenances.

IV. ARCHITECTURAL CLARIFICATIONS

ITEM NO. 1:

Q: The specs call for two different Scoreboards – which is preferred?

A: Please furnish and install BB-2101.

ITEM NO. 2:

Q: High impact sheetrock is indicated in all rooms and corridors, which is

expensive. Please confirm is this is preferred?

A: Very-High Impact Resistant gyp sheathing shall be used as indicated on the

drawings to 8’-0” a.f.f. Non-impact resistant sheathing can be used above 8’-0”

a.f.f.. The following products may be used for the Very-High Impact Resistant

locations:

“MBloc IR 5/8”, Type X with mold and moisture resistance, as manufactured

by American Gypsum, Dallas, Texas.

“Mold Tough VHI” Firecode X Panels, 5/8” as manufactured by United

States Gypsum Company, Chicago, Illinois.

“Extreme Impact” Impact Resistant Drywall Panel, as manufactured by

Certainteed, Malvern, Pennsylvania.

ITEM NO. 3:

Q: A1.21 and specs call for standing seam roofing. Is this correct?

A: No. Standard PEMB roofing shall be used from the PEMB manufacturer.

ITEM NO. 4:

Q: Are canopies needed at the rear doors?

A: No. Provide canopies at the front doors as indicated on the roof plan and

elevations.

ITEM NO. 5:

Q: The drawings call for “PCT” on A9.11 but it is not shown on the Finish

Legend. Please confirm which is correct.

A: Quarry Tile as indicated on the finish legend should be corrected to indicate

“PCT.” The intent is that Porcelain Ceramic Tile be furnished in the restroom

floors.

ITEM NO. 6:

Q: Please confirm that Ceramic Wall Tile is only to be installed at the Restroom

wet walls?

A: Correct. Only the ‘wet wall’ in each restroom is to receive Ceramic Wall Tile.

The other three walls are to be painted per the plans and specs.

ITEM NO. 7:

Q: 16’-8” is indicated as the “Top of Eave” on sections, but it appears to be the

top of the beam. Please clarify.

A: Correct. “Top of Eave” should be replaced with “Top of Beam.”

ITEM NO. 8:

Q: What is the additional 2” shown on the sidewalls of the building? Why is this

not also shown on the endwalls of the building?

A: The 2” dimension references the metal wall panel. This dimension, while

technically there, was not indicated on the endwalls.

V. STRUCTURAL CLARIFICATIONS

ITEM NO. 1:

Q: Architectural and Structural drawings indicate tapered columns, but the

specifications indicate non-tapered – which is correct?

A: Tapered columns should be furnished.

ITEM NO. 2:

Q: S3.02 indicates 1 ½” grout under columns, Architectural drawings do not.

Which is preferred?

A: In order to provide a full and level bearing, the grout should be provided.

Coordinate with the PEMB manufacturer. Design of the PEMB is the sole

responsibility of the General Contractor and the PEMB manufacturer.
