work associated with patching and repairs to the existing roofing, flashing, and copings, make complete
and ready for operation.

Note: The Lump Sum bid amount shall not be less than One Hundred Twenty-Five Thousand Dollars
and Zero Cents ($125,000.00).
Include in bid an allowance of One Hundred Thousand Dollars ($100,000.00) for testing, removal, and

ALLOWANCE replacement of any HVAC equipment power supply wiring or control wiring determined to be not in $100,000

reusable condition encountered during construction.
Include in bid an allowance of Three Hundred Thousand Dollars ($300,000.00) for items unforeseen or

ALLOWANCE not specifically characterized in the contract documents, encountered during construction as directed by $300,000

the County.
Include in bid an allowance of One Million Dollars ($1,000,000.00) for costs incurred from conditions

ALLOWANCE beyond the control of the Contractor to maintain the project schedule where delays cannot be accepted $1,000,000 00

BASIS OF AWARD:
Bids on Lump Sum Contracts will be compared on the basis of the total bid price, arrived at by taking the Sum of each
Bid Item, including Allowance Item(s), if any, and plus or minus the cost difference of the Alternate(s), if any, as may
be selected by the Architect and/or Owner. The sum of all “Amounts Bid” will determine the low bidder and the
subsequent award of this Contract.
