Sealed bids for a lump sum subcontract are invited from prequalified subcontractors (hereinafter
“Subcontractors”) for the following work:
UCLA CHS SPRINKLER RETROFIT FLOORS 1-7 - BRI

DESCRIPTION OF WORK:
General Description: The David Geffen School of Medicine proposes to perform the installation of fire
sprinkler main supply lines in the corridors of the UCLA Brain Research Institute on floors 1-7. These
new mainlines would be connected to the existing fire sprinkler risers previously installed in the CHS
stairwells. The UCLA Brain Research Institute is an eleven-story 84,906 gsf lab and office building
constructed in 1960. The project area is approximately 10,985 asf (12,083gsf) located in the public
corridor that connects the Brain Research Institute to the Semel Building on the south, and the Center
for Health Sciences on the east.
The scope includes the installation of new fire sprinkler mainlines that will be connected to existing fire
water risers located in the stairwells. The mainlines will be installed above the ceiling of each public
corridor and have connection points every 20 feet to allow for future lab and suite renovations. The
project will also provide a fire sprinkler water connection to a lab located on the sixth floor that was
constructed several years ago.
Contractor shall track all costs for the Scope of Work.
1. The sprinklers in the corridor shall be designed to meet the light hazard requirements in
NFPA 13, 0.1 gpm per square foot over the most remote 1,500 square feet.
2. The mains shall be sized to meet the design criteria for laboratories per CBC Section
903.2.16, 0.2 gpm per square foot over the most remote 2,500 square feet.
The Anticipated Overall Construction Contract Value is $2,545,137.65.

The University has bid and awarded a CM at Risk Contract to PCL Construction Services, Inc.
(hereafter "CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent
subcontractor packages, including this package. The successful Subcontractor Bidder shall sign a
Subcontract Agreement directly with CM/Contractor, and shall be bound by all the terms of the
contract between University and CM/Contractor. Refer to Exhibit H – Prime Contract which
contains the contract between University and CM/Contractor, attached to the subcontract bidding
documents and incorporated by this reference.
Bid Package 02 - Cold Formed Framing/Gyp Board Assemblies/Acoustic Ceilings/Interior
Painting (this contract): This Bid Package consists of Metal Framing of Corridor Ceiling,
Drywall, Acoustical Ceilings, Spray Applied Fireproofing, Access Panels, Painting of Drywall,
Metal surfaces, Intumescent Painting.
The estimated construction cost of this bid package is $450,000.00.

MANDATORY PRE-BID CONFERENCE AND JOB WALK: Mandatory Pre-Bid Conferences will be
conducted on April 24, 2024, at 1:00 PM, & April 25, 2024, at 1:00 PM. Only Subcontractor bidders
who participate in at least one of the Conferences in its entirety will be allowed to bid on the Project
as Cold Formed Framing/Gyp Board Assemblies/Acoustic Ceilings/Interior Painting subcontractors.
Participants shall meet at UCLA CHS Room # BS-673, 650 Charles E Young Dr. S., Los Angeles,
CA 90024. Directions map is included within these Instructions below.

(NOTE: Bidders are advised that parking may be difficult. Bidders should allow ample time to drive to
the above location in heavy traffic, find a parking space, walk to the building, and arrive in the
designated Meeting location prior to the required time. It is currently anticipated that the Conference/Job
Walk will last at least 1 hour.)
LICENSE REQUIREMENTS: The successful Bidder will be required to have the following California current
and active contractor's license at the time of submission of the Bid:

Every effort will be made to ensure that all persons have equal access to contracts and other business
opportunities with the University within the limits imposed by law or University policy. Each Bidder may be
required to show evidence of its equal employment opportunity policy. The successful Bidder and its
subcontractors will be required to follow the nondiscrimination requirements set forth in the contract
between the University and the CM/Contractor and to pay prevailing wage at the location of the work.
The work described in the contract is a public work subject to section 1771 of the California Labor Code.
No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of,
any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor
Code section 1725.5 and 1771.1.
This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations.
The successful Bidder shall pay all persons providing construction services and/or any labor on site, including
any University location, no less than the UC Fair Wage (defined as $13 per hour as of 10/1/15, $14 per hour
as of 10/1/16, and $15 per hour as of 10/1/17) and shall comply with all applicable federal, state and local
working condition requirements.
