Construction Services for remodel of Kirby Student Center, located on the Duluth campus . Refer to the Request for Proposal documents (found in the Attachments tab) for full project details/requirements.

The following Addendum shall be appended to and become part of the Plans and
Specifications for UMD Rafters Remodel.
This Addendum supersedes and supplants all previous reference to similar items.

Addendum Item:
GENERAL
1. See attached attendee list from the mandatory pre-bid walk through on March 27, 2024.
2. See attached existing drawing sheets A-4 & S-1 for clarification of construction of existing
ramp and stair that will be demolished.
3. See attached existing drawing sheet A-5 for clarification of the construction of the existing
south wall of Rafters 385.
CONTRACTORS QUESTIONS:
1. Plan sheet A001 note 016 states to salvage doors for reinstall. Plan A101 notes to "reverse"
the salvaged doors in new 02 door opening. Right hand doors cannot become left hand
doors. Please clarify door 02 requirements. These existing doors will remain as is. No work
will be done with these. All work for these doors will be removed from project. See
attached revised sheet A001 and A101.
2. Plan sheet A501 on the door schedule shows door 03 having a type D-5 door. No D-5
type door elevation has been provided. Please clarify. Door 03 will have a door type of
D-2. See attached revised sheet A501.
3. Plan sheet A501 D-1 door type is shown as a hollow metal door on the door types.
Elevation 1/A501 appears to show glass in door opening 01. Please clarify. Door D01 will
be a solid core wood door with ¼” tempered glass. See attached revised sheet A501.
4. Plan sheet A801 product schedule notes a CG-2 product that is noted to be priced as an
alternate to CG-1. The bid form does not include a line for this alternate. Please clarify.
Corner guard CG-2 is to be removed from bidding.
5. The RFP attachment E Project Cost form notes that the acoustical panels are to be an
add alternate. The plans do not show this alternate. Please clarify project requirements if
the acoustic panel alternate is not accepted. The acoustical panel will be part of
Alternate #1 as stated in the bid form. See attached revised sheets A101. A501, A701 &
A801.
6. Please clarify the height of the MP-1 acoustical wall panels shown on 3/A501. Please
clarify any painting requirements of this elevation and clarify if any changes need to be
made to the top of the existing brick wall which appears to have a ceramic tile finish.

See revised Sheet A501 with dimensions and clarifications called out on the acoustical
wall panels. The top of these walls will remain with the ceramic tile finish. The top edge of
the acoustical wall panels shall be set at ½” above the ceramic tile sill.
7. Please clarify the flooring transitions between the new floor finishes and the existing floor
finishes. Floor transitions will be done at the door frame under existing and new doors.
Please use the Johnsonite Wheeled Traffic Transition at these locations. The existing floor
finish thickness will need to be verified on site to determine what profile will need to be
used.
8. The existing entry door to the space that is shown for removal has exposed brick on both
sides of this opening. Please clarify the required finishes in elevations 1/A501 & 4/A501 at
door 01. Will brick patching be required? These doors also have magnetic hold opens.
Please clarify required removals and floor patching at these locations. Brick patching will
only be required if the brick is damaged during cutting or if brick is not solid and has voids
at sides of door opening. The face of the wall on the Rafters 385 side will have 5/8” direct
applied gypsum board over the existing exposed brick. The existing floor mounted
magnetic hold opens can be removed. Patch in floor tile to match existing and hold
open locations. The existing tile on the corridor side will remain. Install a transition strip
under the new door.
9. Plan sheet A001 grid line B notes removal of a metal stud wall. This location is an acoustic
folding partition. PLEASE CLARIFY removals and patching required. Remove existing
folding partition and wall framing above. The existing framing above partition is unknown
at this time. Assume removal of steel channel framing anchored to existing concrete
beam, metal stud furring and wrapped with gypsum board on all exposed sides. Patch in
existing east wall with 3 5/8” metal studs and 5/8” gypsum board.
10. Plan sheet A101 shows door opening 01 swinging out and into the room. Please clarify
project requirements. Door 01 only opens towards the corridor and not into Rafters 385.
11. Do they want the round supply duct above the cloud ceiling insulated? They only
reference “concealed” supply duct to be insulated and I guess I could see this being
partially concealed but should also be a conditioned space not needing insulation. The
ductwork above the floating cloud ceiling does not need to be insulated. Only the
ductwork above the fully enclosed ACT ceiling requires insulation.
12. Will the existing ductwork we are tying into need to be internally cleaned? It is not
required to clean the entire existing duct system in which new ductwork is connected.
However, the ductwork should be visibly inspected where connections are made. The
ductwork should be reasonably cleaned if dust, debris, etc is found that could hinder
downstream performance and lifespan. Any major issues should be brought to the
attention of the owner for direction, such as clogged duct coils, or large debris.
13. Please clarify if any wall patching or topping of existing walls will be required at the
perimeter of the space will be required. Or if this is to be painted as-is along with the
exposed ceiling spaces. Patching of existing walls around perimeter at removed walls or
ceilings will be required. Patching to match existing.
14. Plan sheet A001 does not show any removals at the wall line along grid line D. Please
confirm if all the window treatments and hardware will be removed by owner. Also, per
3/A701 5/8" gyp board & the acoustic panels are to be applied directly over the existing
wall surface. Please confirm if the existing brick and ceramic tile is to remain. The window
treatments will need to be removed by the contractor. This will be added to sheet A001.
The existing brick veneer and ceramic tile is to remain on walls.
