Dennis Building Generator Maintenance Contract

This will be a 5-year contract with vendor servicing the generator twice a year during the Months of July and December. These services will be performed on Monday and Friday before 8:00 AM. This work will be performed only by a certified Caterpillar trained specifically for CAT engines, alternators, and integrated control panels. Using proprietary software and tools. Use only genuine certified OEM -spec parts in compliance with Caterpillars warranty terms.
July the full inspection with filter/oil changes and December will be the semi-annual visual inspection.
Year 1, 2026-2027
December vendor will perform the semi-annual visual inspection.
1. Inspect entire generator system for leaks, loose connections, corrosion, blockages, or physical damage.
2. Inspect engine oil, coolant, and fuel levels.
3. Inspect battery electrolyte level.
4. Inspect Crankcase oil level.
5. Inspect fan belt tension and condition.
6. Inspect diesel day tank and pump.
7. Inspect natural or LP gas pressure.
8. Inspect engine water jacket heater.
9. Inspect Engine oil heater.
10. Inspect all fuel, water lines and hose.
11. Inspect generator brushes and collector rings.
12. Record and adjust voltage and frequency.
13. Transfer load and record current draw.
14. Record oil pressure, water temperature, battery charge rate, and electrolyte level.
Annual Scheduled Maintenance (July)
1. Replace engine lubricating oil and filter. Use only Caterpillar approved oil and special filters.
2. Replace all primary and secondary fuel filters in the system.
3. Replace primary air filters in the system.
4. Obtain oil and coolant samples for analysis.
5. Record antifreeze level. Use only Caterpillar approved antifreeze if needed.
6. Inspect generator brushes and collector rings (replace if necessary).
7. Inspect and clean controller components.
8. Replace all water filters in the system.
9. Adjust belts (if needed).
10. Perform visual and operational inspection of generator.
Year 2, 2027-2028
December vendor will perform the semi-annual visual inspection.
1. Inspect entire generator system for leaks, loose connections, corrosion, blockages, or physical damage.
2. Inspect engine oil, coolant, and fuel levels.
3. Inspect battery electrolyte level.
4. Inspect Crankcase oil level.
5. Inspect fan belt tension and condition.
6. Inspect diesel day tank and pump.
7. Inspect natural or LP gas pressure.
8. Inspect engine water jacket heater.
9. Inspect Engine oil heater.
10. Inspect all fuel, water lines and hose.
11. Perform 2-hour resistive load bank test. Inspect electrical connections and stator leads, rectifiers, bearings, monitor temp under load space heater and winding insulation test.
12. Record and adjust voltage and frequency.
13. Transfer load and record current draw.
14. Record oil pressure, water temperature, battery charge rate, and electrolyte level.

4. Inspect Crankcase oil level.
5. Inspect fan belt tension and condition.

7. Inspect natural or LP gas pressure.
8. Inspect engine water jacket heater.
9. Inspect Engine oil heater.
10. Inspect all fuel, water lines and hose.
11. Inspect TURBO Charger, replace engine thermostats and associated gaskets. Add ELC extender and replace batteries.
12. Record and adjust voltage and frequency.
13. Transfer load and record current draw.
14. Record oil pressure, water temperature, battery charge rate, and electrolyte level.
Annual Scheduled Maintenance (July)
1. Replace engine lubricating oil and filter. Use only Caterpillar approved oil and special filters.
2. Replace all primary and secondary fuel filters in the system.
3. Replace primary air filters in the system.
