General Services Administration (GSA) seeks to lease the following space:

Delineated Area:



Western Boundary is 253 N to S 5th Street

Norther Boundary is S 5th Street to North Garrison Ave to

N10th Street to Grand Ave West to 545 S to 22S to 255E

Eastern Boundary is 96S to Fort Smith Blvd.

Southern Boundary is Fort Smith Blvd to Hospital Street

S to 1st Ave S to Howard Hilld Road to 71N to 45S to 25

The following exceptions apply to the subject requirement:

464.4 USF for the taxpayer waiting area within the

Taxpayer Assistance Center (TAC) will be classified as

concentrated assembly with an occupant load of 7

USF/person.

348 USF for the conference and meeting rooms within

the General Office will be classified as assembly

occupancy

with an occupant load of 15 USF/person.

208.8 USF for the conference and meetings rooms

within CI.

Equipment in the MDF Room will typically range from 50-

200 lbs. per square foot (see IRS Facilities Standards,

Chapter

10 for Requirements).

TAC Office has a 500 lbs. Safe (25x20x28)



The offered premises must be within the defined delineated area referenced above and must

meet Government requirements for fire safety, accessibility (Architectural Barriers Act

Accessibility Standard), seismic and sustainability (Environmental Independent Security Act)



standards per the terms of the Lease. The proposed leased space shall be fully serviced.

Offered space shall not be in the 100 flood plain.
